Modified vs Unmodified Thinset: When Each Is Required

6 min readBy Sundry Pro Shop

    The One-Sentence Answer

Modified thinset contains polymers that improve bond strength and flexibility. Unmodified thinset is portland cement, sand, and water — nothing else. Use each based on the substrate and membrane, not preference.

    Why It Matters

Polymers in modified thinset need air and moisture exchange to cure fully. Sandwich modified thinset between two impermeable surfaces — a waterproof membrane and glazed tile, for example — and the polymers never cure. Weeks or months later, tiles pop loose.

    Use Modified Thinset When…

•Bonding directly to concrete, cement backer board, or drywall (interior walls)
•Bonding tile to Schluter DITRA — Schluter specifies ANSI A118.4 or A118.11 modified thinset for the DITRA-to-substrate side
•Setting large-format porcelain (12"+ in any direction) — polymers give the working time and grab strength you need
•Wet areas where the substrate is porous and can breathe (cement backer board over wood framing)
•Setting natural stone — the polymers reduce staining risk and improve grab

Modified thinsets represented in the catalog

•Laticrete 254 Platinum — the industry workhorse for large-format tile and stone
    •Mapei Ultraflex 1 & 2 — versatile ANSI A118.4/A118.11 mortars
    •Custom Building Products VersaBond LFT / MegaLite — large-format-tile-rated
•Schluter ALL-SET — Schluter-approved for both sides of DITRA (unusual — most modifieds are not)

    Use Unmodified Thinset When…

•Bonding Schluter KERDI membrane to substrate — polymers cannot cure between KERDI and drywall; use unmodified
•Bonding tile to KERDI — same reason; the membrane is impermeable
•Bonding tile to DITRA (the top side) — Schluter specifies unmodified because the membrane is impermeable on top
•Any application where the manufacturer explicitly specifies unmodified — read the tech data sheet

Unmodified thinsets represented in the catalog

•Custom Building Products ProLite — lightweight unmodified, easy trowel
    •Mapei Kerabond T — dry-set unmodified
•Schluter ALL-SET (approved for both — see above)

    The DITRA Confusion

DITRA is the most-misunderstood product in tile installation because it requires different thinsets on each side:

•DITRA to plywood/concrete substrate: modified thinset (ANSI A118.4 or A118.11)
•Tile to top of DITRA: unmodified thinset

The exception is Schluter ALL-SET — it's a modified thinset that Schluter has specifically tested and approved for both sides. If you're doing DITRA and want to run one bag, ALL-SET is the right choice.

The KERDI Rule (Different from DITRA)

⚠️ KERDI is different from DITRA. Both sides of KERDI require unmodified thinset — membrane-to-substrate and tile-to-membrane. Modified thinsets can prevent proper curing on both sides because the membrane is impermeable.

What to Do When You're Not Sure

Read the membrane manufacturer's current technical data sheet for approved setting materials and standards. When in doubt, call the Pro Desk with your substrate, membrane, and tile so you can compare the listed mortar options before verifying the complete assembly with the manufacturer.
